Step-by-Step Letting Guide

  1. Schedule a property viewing – either in person or virtually via the icon on the listing.
  2. Once you've chosen your new home, contact our Lettings Team to confirm availability.
  3. Pay the holding deposit (details on our website) and complete the application form. Submit the required ID and documents for referencing and right-to-rent checks.
  4. Francis Louis will provide an agreement to lease document confirming receipt of the holding deposit.
  5. Once all checks and references are completed, we will send you the tenancy agreement for review.
  6. Arrange a date and time with our team to sign the tenancy agreement.
  7. Set a move-in date with our Lettings Team.
  8. Our team will prepare your property, ensuring it’s ready for the start of your tenancy.
  9. Pay the balance of your first month's rent and security deposit to finalize the process.
  10. Meet with a Francis Louis representative at the property on your agreed move-in date.
  11. Together, we’ll review the Inventory and Schedule of Condition and record utility meter readings.
  12. Receive your move-in pack, including all legally required documentation and useful property information.
  13. Finally, we’ll hand over the keys and leave you to enjoy your new home.

Permitted Fees In addition to rent, you may be required to make the following permitted payments:


  • Before the tenancy starts (payable to Francis Louis 'the Agent')
    • Holding Deposit: 1 week's rent
    • Security Deposit: 5 weeks' rent

The holding deposit, equivalent to one week’s rent, will be allocated to the first month’s rent upon successful reference checks. It is non-refundable if an applicant withdraws their application after referencing has started, provides misleading information, or withholds information on the application form.

Referencing charges do not apply to assured shorthold tenancies but may apply for other tenancy types, such as company lets and contractual tenancies.
